An empty room is the best condition a carpet will ever be cleaned in. Nothing is standing on it, nothing has to be lifted and set back down, and the machine head reaches every square foot instead of stopping at the edge of a sofa.
That makes a move-out clean a different job from a regular visit. An empty floor shows everything, including the parts cleaning does not fix.
What an empty room makes possible
In a furnished house we clean what we can reach and move what two people can safely lift. Something is always worked around: a bed frame, a china cabinet, a piano nobody wants rolled across the floor. Under those pieces the carpet stays close to the color it was the day the furniture arrived.
None of that applies once the truck has gone. Closet floors, the strip along the baseboard, the square where the dresser stood, the landing at the top of the stairs, all of it gets the same pass. Traffic lanes can be worked from more than one direction, which matters because soil packs into the pile at the angle people walk.
The finish reads differently too. Wand lines settle as the pile dries, so the room ends up with an even nap instead of a clean patch ringed by furniture shadows. In a house about to be handed to somebody else, that even finish is most of what a person notices when they open the door.
Timing, and the same day walkthrough
Most carpet is walkable within a couple of hours and dry the same day. On a move-out that number sets the schedule, because the clean, the walkthrough, the key handover and somebody else's moving truck usually land in one afternoon.
Book the clean for the morning if the walkthrough is that day, or the day before when the calendar allows it. Tell us the walkthrough time when you call, since that is the fixed point everything else moves around. If a room has to be back in use quickly we bring air movers, and empty rooms dry faster because air crosses the whole floor.
Vacant properties are the slow case. The heat is usually turned down and the windows have been shut for weeks, and a cold closed up house is the worst drying condition we work in. Put the heat back on the day before if you can.
What a move-out clean cannot do
Extraction removes soil. It does not put color back into a fiber that has lost it. Those are two different problems that look alike from across a room, and in an empty house they are easy to tell apart because nothing is in the way.
- Bleach spots. Spot cleaner or acne medication strips the dye out of the fiber. That is not dirt on the carpet, it is carpet with no color in it, and cleaning around it only makes the spot more obvious.
- Worn traffic lanes. A grey hallway is usually soil, and soil lifts. Where the pile is walked flat and the fiber tips are abraded, the strip stays lighter, because it reflects light differently from the carpet beside it.
- Old urine that changed the fiber. Urine that sat long enough turns the fiber yellow or brown from the inside. The odor can be treated at the depth it reached and that part usually works. The color does not come back.
- Sun fade along a window line, or the pale rectangle where a rug sat for years. Both are dye loss, and both show most in an empty room.
- Burns, tears and open seams. Those are repair or replacement questions, and no cleaner should take money to answer them.
Why we say it before the inspection, not after
A landlord walking an empty unit and a tenant who just paid for a cleaning want the same thing, which is to know what they are looking at. If a bleach ring in the closet is going to be there after cleaning, both are better off knowing that the day before the walkthrough.
So we look first. Send a photograph of the worst patch with your inquiry. A photo usually tells us whether it is soil, a set stain, or fiber that has already lost its color, and that answer comes before anybody books. On a move-out schedule the fastest way to lose a day is to book a clean for damage cleaning was never going to touch.
It runs the other way as often as not. Floors people had written off as ruined turn out to be carrying years of traffic soil and nothing else, and they come back. We would rather say that in advance too.

The written estimate as a record for both sides
You get a written estimate before any work starts. On a move-out it does a second job. It says what was cleaned, what was treated, and what was already there and would not lift, from somebody with no stake in the handover.
A tenant ends up with a record of what the carpet was like and what was done to it, and the landlord or agent has the same record from the same source. We do not take a position on anything in the lease.
Buyers, sellers and houses between owners
The other empty house call is a sale. A property shown for months usually has one carpeted route through it that every visitor walked, and that route photographs badly the moment the furniture leaves.
Between closing and move-in is the easiest cleaning window anybody gets. Nothing to move and nobody waiting on the room. If a sofa or a mattress is coming with you, that is the visit to deal with it, while the rooms are still clear.
How to book a move-out visit
- Say it is a move-out when you call, and give us the walkthrough or closing date. That date sets the rest of the schedule.
- Send a photograph of anything you already know is bad. We tell you whether it will lift before you book, not after we arrive.
- Empty the rooms if you can. We move what two people can safely lift and we work around what is left, but a clear floor cleans better and finishes faster.
- Name the building early. Walk-ups are routine and the equipment goes up by hand, and buildings that want a certificate of insurance or a reserved service elevator get arranged with management in advance.
- Leave the heat on in a vacant property, and say so if the utilities are already off. We plan the drying differently when they are.

When to call us
Call as soon as you have a date. The move-out jobs that go wrong are the ones booked the night before with a truck already loaded. We book by appointment 24 hours a day, evenings and weekends included, because handovers rarely happen at a convenient hour. There is no shop and nothing gets taken away. The van comes to the property and the products are non toxic and biodegradable, so the next person through the door is not walking into a room that smells of cleaning.
